Search for egg timings and you will find charts that disagree by three or four minutes for the same result. They are not all wrong. They are measuring different things, because some start the clock when the eggs go into cold water and some when the water reaches a boil — and how long your pan takes to get there is not a constant.
Fix that one variable and the timings become reliable. Boil the water first, then lower the eggs in.
The timings
For a large, fridge-cold egg lowered into water at a rolling boil, then held at a brisk simmer:

The method

Bring the water to a rolling boil
Enough to cover the eggs by about an inch. A deep saucepan holds temperature better than a wide one when the cold eggs go in.

Lower the eggs in gently
A slotted spoon, one at a time. Dropping them cracks the shell against the base, which is the most common cause of a leaking egg.

Start the timer, drop to a brisk simmer
A violent boil knocks the eggs together and cracks them without cooking them any faster.

Ice water, at least five minutes
This stops the cooking at the moment you chose rather than letting residual heat carry it further, and it contracts the egg away from the shell membrane.

Peel from the wide end
That is where the air pocket sits, so the membrane lifts most easily there. Under running water if it resists.

Adjusting for your eggs and your kitchen
Two variables move the numbers enough to matter. Egg size is the one that catches most people — an extra-large egg treated as large comes out under-set, and that is usually what has gone wrong when a twelve-minute egg is still soft in the middle.
Altitude is the other. Water boils at a lower temperature as you go up, so the egg cooks in cooler water. At 1,500 metres, water boils at roughly 95C, and you need about five extra minutes for a hard yolk.

Why some eggs will not peel
This is almost entirely about freshness, which is counter-intuitive because fresh is usually better. A very fresh egg has a low pH and its membrane clings tightly to the white; as an egg ages, carbon dioxide escapes through the shell, the pH rises, and the membrane releases.
So eggs a week or two old peel far better than eggs bought yesterday. If you have a choice, boil the older box.

The grey-green ring
That halo around an overcooked yolk is iron sulphide, formed when sulphur in the white reacts with iron in the yolk under prolonged heat. It is harmless and tastes faintly sulphurous.
It is also a straightforward signal: the egg cooked too long, or cooled too slowly. Twelve minutes plus an ice bath will not produce it.

Storing boiled eggs
- Unpeeled, refrigerated: up to a week.
- Peeled, refrigerated: two days, kept in a covered container of water.
- At room temperature: two hours maximum, like any cooked protein.
- Boiled eggs do not freeze well — the white turns rubbery.
The short version
